Construction Estimates

We provide construction estimates for our trade clients, including builders, main contractors and mechanical & electrical subcontractors.

As part of this service, we prepare reports for various projects. These include labour-only estimates, house extensions, bespoke new builds, and residential refurbishments. Larger projects cover high-value residential developments and commercial projects for main contractors.

We can undertake one or more of the following tasks depending on the size and scope of your project:

  • Initial cost review during the feasibility stage, with the objective of helping you secure funding. We review build requirements based on industry average rates for your area to produce lump sum costings for the works. These initial works assist in determining if an opportunity meets your budget and profit requirements.
  • Detailed cost plans provide greater accuracy than the initial cost review, breaking down each element of the build into sections.
  • Schedule of works provides a base for our clients to monitor tendering contractor’s proposals against, ensuring best value during the pre-contract period, and increasing your secured work success rate.
  • Material take-off and bill of quantities provide a detailed measurement of the required works for a project. They produce a quantified list of requirements with a cost for each item. This list can help evaluate contractor quotations or serve as the basis for procuring a build package.
  • Quotation analysis and estimate authorisation involve reviewing all returned quotations. We identify scope gaps between returned supply chain proposals and best value quotations. We also provide a detailed prelims build up for the project, labour rate calculations, expected project returns and programme requirements.

Contracts and Quantity Surveying

Our experienced team of contract consultants are available to review your requirements during the pre-contract stage.

We will review your contact offer, identify any unpriced requirements and confirm your proposal reflects the details set out within the document. We can then negotiate the document on your behalf ensuring that you understand the contract ‘rules’ with which you will have to comply when carrying out the work.

Once the contract is signed, our quantity surveyors will take the lead in delivering the works: managing your supply chain, subcontract procurement, labour provisions, valuations, site visits and valuations.

As part of this process, we will correspond with both your client and your supply chain to ensure that your upstream valuations mirror your supply chain valuations, providing cash flow projections for the projects and certifying notices as required.

Project Management

Our project management service is offered in addition to contracts and quantity surveying.

We work with your team to source relevant merchants and subcontractors, issue enquiries, perform due diligence and credit checks on quotations and carry out pre-contract interviews. We also monitor and control labour provisions for your projects along with overseeing your subcontractors’ labour provisions.

Finally, we prepare and issue progress reports and programmes to your clients and subcontractors, capturing all information on project trackers and procurement schedules.
